San Clemente coastal exposure is brutal on exterior paint. Salt air, UV beating on west facing walls, and marine layer moisture all conspire to fade and chalk standard latex coatings within a few years. We have been painting homes throughout San Clemente for more than 25 years, from the Spanish revival originals in T Street and Bel Air del Mar to the modern builds in Talega and Marblehead. Our process starts with the right product selection (elastomeric on stucco, marine grade primers on trim) and ends with finishes built to outlast the climate. Proudly serving San Clemente since 2000.
Coastal homes need different paint than inland homes. We use UV stable acrylic systems on stucco bodies, marine grade alkyd primers on wood trim and doors, and oil based topcoats on front door refinishes where saltwater and sun are constant. The difference shows up in year four when standard latex starts chalking and ours still looks fresh.

West facing exteriors lose paint at roughly twice the rate of inland homes. Plan on repaint cycles of 5 to 7 years on the body and 3 to 4 on south or west facing trim, versus 10 plus inland.
Stucco hairline cracking is the norm on older San Clemente homes. We chase out the cracks, install backer rod where needed, patch with stucco grade material, and recoat with elastomeric.
Salt air corrodes wrought iron railings and gates fast. We strip them, treat the rust, and apply a marine grade two part primer plus oil based topcoat. Most clients add this to their exterior repaint.
Cement tile and clay tile roofs reflect a lot of UV onto the eaves and fascia. We add an extra fascia recoat on coastal jobs since this is where failure starts.
